I know our readers are always interested in Kentucky horse farms, and the Lexington or Louisville equestrian real estate market - so I wanted to feature a new horse property for sale that recently came on the market.

The LaGrange KY farm for sale includes a nice house (1500 square feet), 4 stall horse barn w/ stalls & concrete floor, recently installed RAMM fencing, and more - all for the low price of $200,000! The land lays nice, the house has had over $50,000 in updates by the seller, and the basement features extra tall ceilings and is currently being utilized by the seller as a theater media room. Horse ready - and ideal for persons wanting to stop paying board for their horse and getting into into their own place. And all of it is located conveniently between Buckner and La Grange (which is immediately NE of Louisville in Oldham County). Great opportunity for persons wanting to get their children into Oldham County KY schools, and reduce their monthly expenses on board - all the while keeping a budget in mind. Cheapest horse ready property within a reasonable driving distance of civilization that we know of currently on the market.

You can read more details and look at photos (even a slideshow) about the horse farm here:

LaGrange Kentucky farm for sale

The horse property is marketed by REMAX Properties East. Heckuva deal for someone out there. Don’t blink - you’ll miss this opportunity!

PLEASE NOTE: THIS PROPERTY IS NO LONGER AVAILABLE.

Day 2 of the most recent Lexington Fasig-Tipton horse auction sales came in lower than last year. 387 horses sold for a combined total of $5.32 million. This is roughly half of what was seen in the previous year. The highlight of the day was the $310,000 purchase of Giant’s Causeway which is from the Summerfield consignment. This raised the 2 day average per per horse was almost $14,000.

Approximately 1/3 of the horses that were up for sale, didn’t meet the reserve prices that their owners held on the horses. This is a big increase from the 20% figures of horses that didn’t sell in the previous year.

So, overall the slowing economy seems to be affecting a great many persons beyond just the real estate industry. Persons are being more cautious with their investments. One positive upspin on this is that only the very best horses in the industry are going to be purchased and bred. This should ensure a banner crop of outstanding contenders in the coming years in the next generation and may prove to be a real boon of stronger bloodlines and quality of horses competing within the horse industry.

The original article is as follows: A new Shelbyville KY horse arena is now open on Dover Road. This arena was constructed by Kellie & Mike McIntosh with Rocky Fork Feeds, LLC for use by the Kentucky Cutting Horse Association. This new arena will be utilized instead of the Shelby County Fairgrounds where they previously held their venues. Some of the highlights of this new horse arena include 33,000 sq.ft. for stalls and 35,000 sq.ft. for the actual show arena itself. 37 water/power outlets are available as well as Men & Women showers and bathroom facilities. The Kentucky Cutting Horse Association will be holding a show at the arena on November 8-9, 2008. For more information, please call 740-404-0564.

Despite some initial concerns over noise and traffic, it appears that the project is being well received by most persons. Investing in the horse industry in Shelby County KY is an important part of the ongoing equestrian community and helps ensures that Shelbyville and Kentucky will remain industry leaders for equine businesses and interests.

I’m sure a great many of you have immediately asked yourself that question. Well, let me backtrack just a little.

Those of you that been following our ongoing efforts with the horse community have read about Terry Wright. Today’s feature is about another dressage instructor: Carol Brett. So, who exactly is Carol Brett? Carol Brett is a resident of jolly ole England, runs a successful saddle making business (Balance International), a dressage instructor, and horse enthusiast extraordinaire. Additionally, she is an experienced dressage judge as well as a Pony Club A test examiner, and helped train the Gold Medal winning team in the 1991 European 3 Day Event Championships.

Now that you’ve read the summary of Carol Brett, lets dig into exactly who Carol Brett is on a deeper level. She is schooled in the equine training of Robert Hall, of the British Equestrian Team Olympic coach fame. This style of training and riding focuses on BALANCE as being the first and foremost measure of a rider’s success. Balance for the rider. Balance for the horse. And balance for the horse & rider. Carol Brett created the Balance Organisation which studies the impact that a saddle may have on a horse, and its movement. This then led to additional work on creation of a variety of saddles that helped the horse move and carry himself better - which in turn allows him to help carry the rider in a most balanced way, which then in turn helps both the horse and rider able to perform much better as a pair. What was found was that many horse saddles have a much too narrow tree to adequately and comfortably support the saddle - much less the rider when he climbs aboard. This result in the Balance Saddles line coming into existence and a variety of non-traditional equestrian saddles are now available on the Balance International website. Upon recognizing the true movements of horses and their states of balance, Carol withdrew from dressage judging because persons would misunderstand the scores that she would be forced to give them because of her new found insights into the bio-mechanical effeciences of horses.

Currently, Carol Brett is traveling across Europe as well as the United States providing lectures, dressage training, demonstrations of her research, and educating those riders that want to improve their & their horse’s balance when they ride. She is currently in Kentucky provided a lecture and training session for demo riders at Midway College in Midway Kentucky. With the training she is able to provide to those persons, they will then be able to assist in passing the knowledge of balance, and saddle fit to others in their respective communities.

So, the 2010 WEG games organizers have now decided to release an “unofficial” plate. These can be purchased through the 2010 World Equestrian Games merchandise store - along with many other forms of memoribilia to commemorate the event (such as T-shirts, hats, etc).

The project is somewhat under a time crunch, as it needs to be completed by the next big thoroughbred sale to be held at the facility beginning on October 20. The construction manager doesn’t anticipate any issues with meeting the time requirements for the project.

The Kentucky Horse Park held the John Henry Memorial Equine Horse Adoption Fair recently. For those that missed it, this event was partly sponsored by the Kentucky Horse Council and began at 6:00 pm on June 25. It had approximately 18 horses that were available for adoption. This is something that is actually becoming quite important as hay, and fuel prices continue to increase, there are a lot of horses that farm owners simply can no longer afford to take care of. And now that the ban on horse slaughter has been put in place, these horses are basically placed in a very bad situation. The owner can’t afford to take care of them, they can’t be slaughtered, so they just end up becoming neglected. In other cases, it was horses that actually were abused by their owners, but a great many were just the family horse that the family was enduring some sort of hardship and wasn’t able to take care of their animal. Events like this help those that are able and willing, to provide a new home for their equine friends.

Some of the other activities at the horse adoption fair included a silent auction, door prizes for attendees, as well as food. All auction proceeds were donated to the Save Our Horses effort. The event was free for anyone wanting to attend and a lot of persons that weren’t necessarily horse lovers were able to come out and have a good time for a good cause.

This event will be held annually at the Kentucky Horse Park and is important to everyone in Kentucky regardless if you own horses or not because horses help fuel the local economies. Everyone in the entire state have benefited from horses being a part of Kentucky’s heritage. The money pours into the state from everything related to horses including the creation of jobs (farriers, feed stores, tack shops, farm workers, etc) and additional tax base from the large horse farms in KY.

If you were unable to attend this years fair, keep an eye out for it next year sometime around May or June. Its a very worthwhile event and one that we would encourage to make an effort to attend.
